The Greenhouse

The Greenhouse is a distinctive luxury apartment building in Ponsonby, Auckland, named after its 150,000 unique, iridescent, green-glazed bricks sourced from Italy. This 10-story building consists of 92 apartments, blending modern design with exceptional craftsmanship. The Greenhouse stands as a flagship project for Ockham Residential, showcasing their commitment to innovative design and luxury living.

Project requirements

Challenges:  

The site presented several challenges, with a mix of concretes being used including shotcrete, in-situ, and precast panels. The project also involved a variety of foundation types, including normal soldier piles and C-cat piles. These elements required specialised waterproofing to ensure long-term durability. 

The project was also being constructed during several lockdowns due to Covid which meant there were considerable delays in construction. These delays were also hindered by a lot of rain and bad weather meaning water pumps were required on site.  

Allco Solution

To meet these challenges, Allco installed: 

Voltex: VOLTEX was used in conjunction with Waterstop RX to detail the carpark, lift pits, piles and transitions to DPM. 

Voltex DS: VOLTEX DS combines the proven waterproofing capabilities of Voltex with a high-strength HDPE Liner meaning its durable construction lends itself perfectly to shotcrete installation and was used for all 600mm kicker walls on shotcrete for this project. 

Aquadrain: AQUADRAIN 15X is a cost-effective drainage sheet designed primarily for vertical sub-surface applications requiring a high compressive strength and high flow capacity. Aquadrain was used on the shotcrete walls of this structure to enhance the waterproofing system by collecting and transporting water away. 

Execution and Outcomes:   

The durability and robustness of the Voltex membrane due to the extremely strong composite of non-woven and woven geotextile, maintains the uniform coverage of bentonite, as well as protecting it from inclement weather and construction related damage which was important on this site due to the constant delays in construction. The Voltex membrane's ability to withstand onsite water damage meant that even though excessive rain meant water pumps were required, the membrane remained in good shape. 

The collaboration between Ockham Residential and Approved Applicator CCR Waterproofing guaranteed that The Greenhouse was built to the highest standards. On site challenges were met with site meetings and discussions with engineers, architects, applicators and Allco to ensure a high-quality installation. The innovative waterproofing solutions were successfully applied across the site, securing the project’s structural integrity and providing lasting protection for this stunning residential development.
