Endoscopy Auckland

The new Endoscopy Auckland facility in Newmarket’s healthcare precinct comprises a basement with car parking, patient recovery rooms, and four operating theatres. This new build, targeting a 5-Star Green Star design rating, required installation of a robust below-ground waterproofing system. Above, a high-performance warm roof system was installed to support thermal efficiency and long-term durability.

Project requirements

Challenges: 

The site presented complex below-ground conditions requiring excavation through basalt rock just 1.5 metres from the boundary. This demanded extensive temporary retention, contaminated soil management, and the installation of a robust below-ground waterproofing system.

The various roof structures required a warm roof solution that would integrate seamlessly with the below-ground waterproofing system while also allowing for thermal performance, high UV protection and long-term durability.

Allco Solution

To meet these requirements, the Volclay waterproofing system was chosen for below-ground, and the Alltherm Warm Roof was selected for the roofs. 

Under Slabs: The site was low risk due to the large amount of basalt rock on and around the site. These non-hydrostatic conditions made Allsheet 500 DPM suitable. The excellent tear and puncture resistance of this virgin resin flexible polyethylene sheet ensured the integrity of the DPM during construction and keeping vapour out of the slab. The extra benefit of Allsheet is its ability to be transitioned to Volclay Voltex and Swelltite membranes.

Footings: To ensure robust waterproofing, Volclay Voltex was used at the footings ensuring an effective seal at the vulnerable laps and joins.

Lift Pits: A lift pit can be a highly vulnerable area to water as it is usually the lowest point of the structure. Voltex was chosen because it is a tough, geotextile bentonite membrane that forms a monolithic barrier, as it bonds mechanically to concrete.

Walls: The insitu walls were post-applied with Volclay Swelltite which combines active bentonite and a geomembrane for watertight performance. The wall and floor joints terminated at the same level as the finished floor making it higher risk so special attention needed to be paid during the installation. 

Level 1 and 2 roofs: Either side of the main building was waterproofed with an ALLTHERM Warm Roof with Casali Bitumen two-layer torch on membrane. The ALLTHERM system was selected as it to offers exceptional roofing insulation as it places the insulation outside of the building envelope eliminating condensation in your roof build-up to provide the gold standard in insulation keeping buildings warmer, drier and quieter. 

Ground level entrance ramp: Casali Bitumen two-layer torch on membrane was utilised on the entrance ramp in conjunction with tapered PIR board to form part of the falls. Some of this membrane also terminated onto the tanking which had a large stainless flashing to terminate to. The benefit of using the Casali membrane for this ramp meant it could transition easily onto the Volclay tanking membranes.

Level 1 Deck: The Casali torch-on two-layer system was utilised for the level 1 deck as it is designed to withstand mechanical wear, UV exposure, and thermal stresses, ensuring long-lasting performance and waterproofing.

Execution and Outcomes:

The Endoscopy Auckland facility demonstrates how early collaboration, careful detailing, and fully integrated waterproofing and roofing systems can successfully address complex site conditions while meeting high sustainability targets. By combining Volclay below-ground waterproofing with the ALLTHERM Warm Roof and Casali membrane systems, the project achieved a seamless transition between critical building elements, delivering long-term durability, thermal performance, and watertight integrity. The coordinated efforts of Naylor Love, Approved Applicator Sansom, and the Allco Technical Advisory team ensured challenges were managed effectively, resulting in a robust, future-proof solution that supports both the building’s clinical function and its 5-Star Green Star aspirations.
