139 Greys Ave - Te Mātāwai Kaianga Ora Project

Te Mātāwai is a pivotal residential development in the heart of Auckland CBD, part of Kāinga Ora redevelopment. The project transformed the site from an existing 87-unit building into a modern complex of 276 apartments, featuring supportive services tailored for the most vulnerable residents. 

Project requirements

Challenges: 

The scope of Te Mātāwai was ambitious, encompassing three interconnected towers over a central podium, 277 decks, and a deep two-level basement, all of which required robust waterproofing solutions. The significant depth of the basement and the project’s scale required comprehensive water control measures both during construction and for the long-term durability of the structure. Persistent use of water pumps and meticulous waterproofing were essential to manage the environmental challenges and construction-related water exposure. 

Allco Solution

To meet these extensive requirements, the Volclay waterproofing system was chosen for its versatility and effectiveness across various applications: 

Under Slabs and Foundations: Volclay Voltex, Waterstop RX, and Bentoseal were employed for critical areas including pile caps, lift pits, and ground beams. Despite exposure to rain and partial hydration during construction, the membranes remained effective, shielded by steel reinforcements and efficient water pumping. 

Walls: Precast and in-situ walls were secured using Volclay Swelltite, selected for its compatibility with green concrete and no-priming-needed advantage, which prevented any delays in waterproofing these surfaces. 

Decks: Sansom Construction Systems applied Hydrotech Monolithic Membrane—a hot-applied rubberized asphalt that forms a thick, self-healing barrier. This was supplemented with a Casali cap sheet for additional protection and durability. 

Execution and Outcomes: 

The collaboration between the main contractor ICON, Dominion Construction, and Sansom Construction Systems, under the guidance of Allco Senior Technical Advisor Adrian Crow and the Allco Technical Advisory team, was key to the project’s success. The team’s expertise ensured efficient water control during construction, leading to a quick, seamless build with minimal interruptions. 

This flagship development not only meets Kāinga Ora’s high standards for community housing but also sets a benchmark in construction efficiency and long-term durability. The project stands as a testament to effective partnership and advanced building techniques, ensuring a secure and watertight future for Te Mātāwai.
