The Project 

Urba Residences is a new build, multi-storey apartment building, located in the high-end Auckland suburb of Freeman’s Bay. This single stage 9 story build was completed by Allco Applicator MPM Waterproofing in 2016 and it is an important feature of the Auckland City Skyline.  

PROJECT REQUIREMENT 

The project involves a two-level basement carpark and faces significant conditions requiring a membrane that could be installed in all-weather conditions. Site access and use of shotcrete required a solution that would be both easily installed while mitigating the challenges of site contamination.  

ALLCO SOLUTION

This project utilised two different versions of Volclay’s Voltex range, using regular Voltex and Voltex DS. Voltex DS was applied to Pile Face Walls and Capping Beams, while the standard Voltex was installed on Footings and Under slab. This project primarily utilised Voltex however Swelltite was installed in some areas on site where pre-cast panels were retaining.  

The double basement garaging, and lift pits had three of the perimeter walls supported by concrete piles that were tanked using the Volclay system and confined using shotcrete. Access was difficult for much of the build. 

The site was considered non-hydrostatic however a long-term water management system was required to ensure a dry site. The drainage system was installed behind the pile face walls and was fed into a water chamber where it was then pumped into stormwater.  

Onsite conditions were “some of the worst” that Allco’s TA Team have experienced, with significant water on site during site excavation resulting in considerable mud, creating challenging installations. Because the conditions were so poor the Allco products were the only viable solution on the market due to their ability to withstand these conditions and remediate when required.   

The Allco TA Team, MPM Waterproofing and Lawtons Construction were supported by Façade engineer Aurecon, providing additional guidance and ensuring the project met the highest possible standard.
